Description

Property/ Apartment Maintenance

Reports directly to the Maintenance Supervisor.

Performs all routine and preventative maintenance in order to maintain the physical integrity of the property.

Essential Duties and Responsibilities include, but are not limited, to the following.

Effectively handle resident service requests, correcting the situation within 24 hours when possible. Ensure that all make-ready repairs and services are completed correctly and on schedule. Maintain awareness of the physical condition of the property and immediately correct unsafe conditions. Maintain accurate records regarding preventative maintenance, service requests (received and completed), expenditures, apartment make-ready status, and work-in progress. Must be knowledgeable of inventory levels of spare parts and supplies and inform supervisor of shortages. Maintain effective internal control over operational activities in compliance with best practice policy and guidelines. Receives written work orders or verbal instructions from supervisor.

Maintains and repairs buildings which includes but not limited to: plumbing, HVAC, appliances, carpeting, drywall and electrical systems. Also includes replacing worn or defective parts such as switches and fuses. Replaces worn or damaged parts such as hoses, wiring, and belts, in machines and equipment such as truck, lawn mower or snow blower. Assists with moving appliances, abandoned furniture and unloading and storing supplies. Other duties as assigned by management.

Less than high school education; or up to one month related experience or training; or equivalent combination of education and experience.

Certificates

Valid driver's license if required to operate company vehicle and/or to run errands with personal vehicle.

Property Leasing Consultant

The Leasing Consultant II reports directly to the Property Manager. Leasing Consultant II is responsible for assisting the Property Manager with the day-to-day implementation of Vesta Management’s policies, procedures, and programs that will assure a well managed and well maintained residential community. The Leasing Consultant II will place maximum emphasis on positive response to the concerns and needs of the residents, environmental health and safety, and quality programs, in coordination and conjunction with the company’s goals and objectives. I. MAJOR PURPOSE:

Performs tasks associated with the receipt, storage, and shipment of product while meeting productivity, quality, safety, behavioral and attendance expectations. Effectively and efficiently uses established procedures, tools, equipment, and technologies to complete transactions related to inbound and outbound processes with a distribution center.

II. MAJOR RESPONSIBILITIES:

Safely perform assigned warehouse functions utilizing established processes, procedures and tools while meeting performance expectations for productivity, quality, safety and attendance.

Functions may include, but are not limited to unloading, put-away, sorting, labeling, picking, packing, replenishing, auditing, shipping, making boxes, etc.

Complies with Grainger policies, guidelines and procedures as well as state and federal regulations, OSHA and Hazardous Material requirements in the storage, handling and movement of product.

Performs necessary housekeeping duties in order to maintain a clean, safe, organized work environment.

Actively participates in process improvements by utilizing Grainger’s quality system.

Position Requirements

Must be able to tolerate an environment with exposure to heat, cold, noise, dust and work around moving equipment.

Must have a minimum of 6-12 months warehouse or related experience.

 

High school diploma or equivalent.

Able to meet productivity, quality, safety, and attendance requirements.

Able to do continuous lifting up to 75 pounds and be able to operate warehouse vehicles and material handling equipment.

Able to operate computerized scanning equipment.

Able to work in a team environment.

Must be customer service oriented

Performs operational duties at the Fuel Facilities/Systems.
